The change order will be the 1st for the new Downtown Annex building located at 320 N. Campbell project, which includes all work included in the attachments as Exhibit 1 for the mechanical room & Exhibit 2 for the building's sewer line.
Two unforeseen issues related to the existing building structure for the future Downtown Annex have been identified. As the contractor initiated the installation of the finishing components, the first issue was identified in the mechanical room and the second issue is related to the building sewer connection.
In the buildings existing Mechanical Room, components originally intended and identified as salvageable have now been identified as deteriorated and unusable. The vast majority of the identified work is related to hydronic piping (pipes that heat & cool water). This work is currently estimated as a not to exceed $275,800 - $273,729.
The second issue was discovered as the buildings sewer components were being videoed to confirm no obstruction from construction debris had entered the system. It was identified that the sewer line, an existing line, as left by the previous property owner, which leads the building to the sewer main had collapsed and has some cracks. The Not-To-Exceed estimate is set at $96,052.00 to $120,000. Funds are available from the original budget dedicated to this effort.
