Subject:Pursuant to Texas Local Government Code §232.023, approve and authorize the acceptance, filing and recording of the Peyton Estates Unit Eight Subdivision plat.
Background:

The developer/property owner is requesting the recording and approval of the above-mentioned plat by the County of El Paso Commissioners Court.  This subdivision has met all State and County subdivision regulations and requirements.

  • Precinct Location: Precinct No. 3
  • Legal Description: Being a Portion of C.D. Stewart Survey No. 318, El Paso County, Texas Containing in all 3,119, 183.40 sq. ft. or 71.607 acres of land more or less
  • Water Provider:  Paseo Del Este Municipal Utility District No. 1
  • Number of Lots:  325 (Residential), 1 (Park)

Recommendation:Pursuant to Texas Local Government Code §232.023, approve and authorize the acceptance, filing and recording of the Peyton Estates Unit Eight Subdivision plat.

  •  Minimum building property line setbacks from roads, right-of-way, and adjacent property lines of the above-mentioned subdivision:
  • Lot setbacks: 20 feet for front of property lines; 20 feet for rear of property lines, 5 feet for side property lines, and 10 feet for side property lines abutting street rights-of-way.
  •  Lot setbacks for lots with Alley’s: 10 feet for front of property lines; 20 feet for rear of property lines, 5 feet for side property lines, and 10 feet for side property lines abutting street rights-of-way.
  • Minimum local residential right-of-way to be 54 ft. with 34 ft. pavement
  • Two alley ways with a right-of-way 20 ft.
  • Minimum lot size of 4700 sq. ft.
