Item Title:Planning & Development - Emerald Park Unit Two Replat A

Subject:Pursuant to Texas Local Government Code §232.041, approve and authorize the acceptance, filing and recording of the revision to Emerald Park Unit 2 subdivision to be named Emerald Park Unit 2 Replat A.
Background:The developer/property owner is requesting the recording and approval of the above-mentioned plat by the County of El Paso Commissioners Court. This subdivision has met all State and County subdivision regulations and requirements. The property owner has requested to replat a residential lot that will be partially dedicated as an open space lot that will be landscaped and maintained by Paseo Del Este Municipal Utility District No. 1. The remaining portion will be dedicated as Right-of-Way for the extension of Ryderwood Avenue. The Planning & Development Department did not identify any existing plat notes/restrictions or covenants on record with the County that may affect the replat.

Fiscal Impact:The County will pay fifteen percent (15%) of the total contract price for the extension in an amount not to exceed $104,366.98 (except for any increased in the Total Cost due to Change Order) and shall pay one hundred percent of the total cost of any oversized improvements required by County, if any.” 
Recommendation:Pursuant to Texas Local Government Code §232.041, approve and authorize the acceptance, filing and recording of the revision to Emerald Park Unit 2 subdivision to be named Emerald Park Unit 2 Replat A.
Prior Action:8/6/18 (Item 20)  Commissioners Court authorize the County Judge to execute a Developers Participation Agreement, pursuant to Local Government Code sections 212.071 and 232.105, among the County of El Paso, the Town of Horizon City and Hunt Communities, GP LLC. for the extension of Ryderwood Avenue to connect with Emerald Pass Avenue.
