Item Title:Public Works - Variance request for Painted Sky at Mission Ridge 3

Subject:Discuss and take appropriate action for a variance request from the County of El Paso Subdivision Regulations for Painted Sky at Mission Ridge 3.
Background:

The developer/property owner is requesting a variance of the subdivision regulations of El Paso County, Texas.

 

  • Request for a 60 foot wide street right-of-way to a 54 foot wide street right-of-way at all local residential streets. The 54 foot street will consist of two 5 foot parkways, two 5 foot

    Wide concrete sidewalks and a 34 foot wide pavement structure.

  • Request from a 60 foot wide street right-of-way to a 76 foot wide street right-of-way at Emerald Park Dr.  The 76 foot street will consist of two 5 foot parkways, two 5 foot wide concrete sidewalks, two 22 foot pavement structures and a 12 foot raised landscape median.

  • Request from a120 foot wide major arterial right-of-way to a 110 foot wide street right-of-way a Peyton Rd.  The 110 foot street will consist of two 5 foot parkways, two 5 foot wide concrete sidewalks, two 36 pavement structures and an 18 foot raised landscape median.

  • Request from a 50 foot radius cul-de-sac street to a 53.50 foot radius cul-de-sac with interior parking/landscape islands.

  • Request to vary the yard setbacks:

  1. 5 foot yard side setback(10 foot side setback when abutting a street)

  2. 20 foot rear yard setback; and,

  3. 20 foot front yard setback.

  • Request lot areas form a minimum of 6000 sq. ft. to the following schedule:

  1. 4700 sq. ft. – 4,999 sq. ft. (1% of total lots)

  2. 5,000 sq. ft. – 5499 sq. ft. (23% of total lots)

  3. 5,500 sq. ft. – 5,999 sq. ft. (26% of total lots)

  4. 6,000 sq. ft. – 6,500 sq. ft. (50% of total lots)
